  • Private well – Must be registered with MINAE (unregistered wells won’t count).

Step 2: Check the Survey Map ("Plano Catastrado")

Never buy land without seeing the official survey map (registered at Catastro Nacional). Walk the property with the map in hand to confirm:

  • Boundaries – Are fences where they should be?
  • Road access – Is it public or an easement?
  • Flood zones – Is the land near a river or creek? (Building restrictions apply.)
